What affects the price
Two identical-looking houses can have very different restoration costs. Here is what actually drives the number up or down.
The biggest single factor. Most contractors price per square metre so a larger roof simply costs more. Size is measured from ground level using satellite tools or by climbing up.
Re-bedding and re-pointing ridge caps is one of the most labour-intensive parts of a restoration. A roof with badly deteriorated pointing or multiple broken ridge caps will cost more.
Broken or cracked tiles need to be replaced before coating. The number of replacements required directly affects the final price. Some roofs have just a few. Others have dozens.
A steeper roof is slower and more dangerous to work on. It requires additional safety equipment and takes longer to complete, which adds to the overall cost.
Some properties make roof access difficult. Trees, narrow blocks, or limited driveway access for equipment can add time and therefore cost to a job.
Not all coatings are equal. A premium two-coat membrane system lasts significantly longer than budget alternatives. The difference in material cost is real and worth understanding.
What to watch out for in quotes
The roofing industry has no shortage of operators who quote cheap and cut corners. Here is what to look for when comparing quotes.
- One coat instead of two. A legitimate restoration uses primer, sealer, and two topcoats. One coat looks the same on day one and fails within a few years.
- No mention of re-pointing. If a quote does not specifically include re-bedding and re-pointing of ridge caps it is not a full restoration. This is a critical structural step, not optional.
- No broken tile repairs. Coating over broken tiles does not fix them. Any quote that does not include tile repairs is leaving the underlying problem in place.
- No written scope of work. If it is not written down, it is not included. Get every step of the job in writing before agreeing to anything.
- Pressure to decide on the day. Legitimate tradespeople give you time to consider a quote. Anyone pushing for an immediate decision is a red flag.
We regularly re-do roofs that were restored by cheap operators a few years earlier. The cost of doing it twice always exceeds the cost of doing it properly the first time. A restoration done correctly should last 15 to 20 years. One done cheaply might last 3 to 5.
Does it cost more for Colorbond roofs?
Colorbond and metal roofs are generally priced similarly to tile roofs of the same size. The process is different but the time and material cost is comparable. Colorbond restoration involves cleaning, treating any rust, priming, and applying a compatible membrane coating system rather than the tile-specific products used on terracotta and concrete tile roofs.
How long does a roof restoration last?
A properly done roof restoration should last between 15 and 20 years in most Australian conditions. The Mornington Peninsula in particular has a harsh environment for roofs given the salt air, UV exposure, and temperature variation.
